Is Pine Meadow a Real HOA? - Yes!

Pine Meadow is a Chapter 617, Florida Not-For-Profit Mutual Benefit Corporation, established in 2001. Pine Meadow Homeowners Association, Inc. is registered with the State of Florida and complies with federal, state, and county laws. Our Bylaws reflect these laws, with a few clarifications tailored for our community. Pine Meadow HOA maintains mutual benefits shared by all 100 homes, including:

  1. Street Lights
  2. Stormwater Ponds
  3. Entrance Berm Landscaping

These are indivisible, mutual benefits, each homeowner is asked to pay 1% share of the annual cost. This year's annual dues are $220.

Pine Meadow is a voluntary HOA, which has advantages:

  1. No mandatory deed restrictions
  2. No HOA fines or liens
  3. No required participation
  4. No clubhouse or pool to maintain

Pine Meadow homeowners have rights, but also have responsibilities - a few highlights:)

  1. All homeowners are expected to comply with federal, state, and local laws; contact Manatee County 3-1-1 for any questions or to report a concern.
  2. A few neighborly reminders, please be respectful,
  3. Quiet enjoyment outdoors, 9PM - 8AM. Pine Meadow is a quiet neighborhood, Manatee County max decibel level is 65 daytime and 55 nighttime.
  4. If you want to install outdoor amenities, please ensure noise disturbances do not carry beyond your personal space.
  5. Trash day is Tuesdays; trash barrels should not be left on the street more than 24 hours per Manatee County
  6. Do not be that house whose trash barrels stay on the curb, roll into the street, block traffic, and/or tip over and scatter trash everywhere.
  7. Street parking, when possible all vehicles should be parked in your driveways for pedestrian safety, there are limited sidewalks and roads are narrow.
  8. If you are parking on the street, Manatee requires right wheel to the curb, do not obstruct two-way traffic.
  9. No vehicle parking on front lawns.
  10. Commercial business signs, including rental advertisements, should not be posted on your property. Please post online.
  11. Restricted vehicles, almost anything that is not a car, should not be parked in front of your home.
  12. Watering Restrictions; Manatee County has issued Water Restrictions until Jul 1 - they apply to everyone, water conservation is important in our coastal communities.
  13. Pool Fences; safety measures, most importantly fences for outdoor swimming pools, must be in place at all times per Florida State Law.


Most issues are resolved neighbor-to-neighbor or through Manatee County Code Enforcement, as necessary.

  1. Manatee County residents and guests can call 3-1-1 to find help with almost everything about Manatee County.
  2. Manatee County Sheriff is responsible for our law enforcement since Pine Meadow is located in unincorporated Manatee County.
  3. Manatee County Code Compliance helps with questions and violations such as noise, inoperable vehicles, pool safety, etc.
  4. Manatee County has a great network and websites to help with any other questions.
